Selling Out
Everyone's favorite obsessive-compulsive house flipper, Jeff Lewis is back. Jeff and his business partner Ryan have taken on a historic restoration project to cope with the changing real estate market. The "flip-outs" begin when Jeff's new boss gives him a taste of his own medicine and accuses him of not working hard enough.

The Flip Side
Jeff is under a lot of pressure to sell his Ben Lomond home, but with the market on the decline, things are not looking good. Jeff can't afford any more mistakes and when he gets the wrong shade of drapes he has a meltdown. But despite all the drama, Jeff always makes time for his staff. He commissions an original abstract portrait for Zoila as a special birthday gift, but not being an art connoisseur, the gift doesn't go over well.

Good Cop/Bad Jeff
Jeff and Ryan are partners but couldn't be more different. They each have their own approach, not only on design, but also on how to manage the staff. Usually the two end up on the same page, but when Jeff notices work around his house isn't getting done, he grows more and more suspicious of his assistants. Ryan desperately tries to talk some sense into him -- but this is one battle where Jeff just won't back down.

Closer Inspection
With growing suspicions about his staff, Jeff installs a hidden camera in his office and begins the sting operation to find out what is going on when he is not there. The camera actually reveals some interesting information about the staff and Jeff is forced to take action.

Tear Down
After the new camera Jeff installed confirms that he is wasting time and money, Jeff must decide if after so many chances he must finally fire Chris Elwood. Jeff is ready to move on and buy new properties and possibly promote New Chris into Elwood's position. Meanwhile, the tension has caused Jenny and Elwood to re-evaluate their relationship --outside of the office.

Looks Like New
With Valley Oak taking so long to sell Jeff has reluctantly decided to go back to the historic restoration project. Back at home, the stress of being Jeff's only assistant is causing the "New Chris" to have his own "flip-out."

Tapped Out
New problems arise when Jeff discovers that one of his projects is completely over budget. Not only does Jeff have to deal with this new issue, he also still has to deal with the problems with his staff.

Back in the Market
Jeff finally catches a break -- or so he thinks. He sells his Commonwealth home with plans to move into Valley Oak, the only problem is that Ryan already has plans to sell the home.

Reunion
Jeff Lewis and his team reflect on the dramatic highs and lows of the second series in this special reunion edition.
